#WednesdaysWisdom – 3 marketing tips and tricks to help you LO’s source more loans. Seems to be a dog eat dog world out there with rate(s) and for those LO’s that know how to market and handle objections are the one’s busy. Today I go over 3 marketing tips to help you grow a local market presence and source new loans.
Number 1, yes, you should be using social media and many different channels for growing a presence. You should be using the “data” you can find to help you connect with new referral partners (of all types) and create value for your followers. I have a training I developed over 2 years ago, and now it’s more valuable than ever before. It teaches you “branding” and how to create a social presence. Number 2, you should have a business page and post on it. But you should more importantly have another type of page that you use as a tool to help yourself run ads, and create more exposure. It’s called a community page. And it should be branded to help you market to your local area. Mega tip #2, not mentioned in the video, you should have a group that coincides with the community page. WHY? Well as you become affluent online, you’ll want to run ads, and what you should be doing is making the ad have a re-direct at the end of the opt-in page to lead people there. It gives you a second/third/fourth etc chance to re-market to those already expressing interest to what you have.
Number 3, you should be getting into GROUPS! Part of my #TheBluePrint training is I tell people to get into groups that follow their passions. If you like golfing, get into local golfing groups. There’s groups for everything online. You name it there’s a group for it. One segment of groups is just about in every metropolitan area, that is, garage sale groups. Or buy/sell groups. They are everywhere. And there’s more than likely more than one. Get in them. They all have pulses. If you can relate, engage, interact and post anything just about to appeal to those in there, you’ll gain leads. BIG TIME. This stuff is FREE ya’ll. You don’t need to spend a dime on FB ads to do this. You just need to get thinking outside the box.

#WeekendCalltoAction – Build Your audience on social media this weekend. I go over a few key things in this video, but the main thoughts to focus on is whom are you connected with? Are you growing your target market?
Think of this way, you get 5000 people max to connect with on Facebook, are you topped out? Better yet are the majority of your connections in the States that your licensed in? – If your using “LinkedIn” to connect with professionals, are you growing your referral network on there? Just thoughts I see and suggest people to do all the time.

#TwoforTuesday – An announcement from Fannie & Freddie and a website to look up DPA’s in your local area! A great resource! Quick hint on tips for LO’s to boost listings that are REO’s from HUD or FNMA as well! If you know more about that let me know. Someone brought it up I was talking too and seems like a great idea for easy leads for an LO!
1st, is the announcement! Fannie and Freddie are both suspending evictions for foreclosures during the Holiday’s. (thanks Guys!) 🙂
2nd, a great resource was found doing some research the other day and wanted to help you LO’s be able to utilize this. It’s a list of local DPA’s that you can look up in any state. You can see if your borrower is eligible as well it looks like. Definitely check that out!

#MondayMotivation – Are you getting ready to diversify your referral portfolio? Are you gaining leads from multiple sources or multiple channels? Good time to do so.
I have several Broker partners doing things this year that will help them have the best 2018 ahead of them. One is partnering with a local radio station and gaining exposure that way! One of my partners is doing TV ads, and another one of my partners is doing everything they can on social media! The common denominator is that every one of these partners started with online exposure on FB and other social mediums to gain exposure organically (FREE) and then used their profits off a deal or two and invested in paid ads. Weather on TV, Radio or Online, paid advertisements can have a great ROI if you plan it out. If you market it as well. ONLINE!
You see Facebook is where you would have the best exposure off a business fan page that works beside the paid ads that you do. I am a big believer in organic exposure and teach others how to use their own business fan page in a way that makes social media work for you. I do offer the done for you solutions when you’re ready to step up your game, 🙂 but you have to take action first.
Here’s today’s tip on marketing, if you have a business fan page and the button at the top of the page doesn’t say “SIGN UP”, change it. I see ton’s of these pages all the time, and the number 1 common thing I see is “Call now”. While the website and phone number are displayed just inches below the button. Make your call to action align with your audience and the habits they have. You see facebook is for “thumbs” and now for calling people. Most don’t go to Facebook to dial a number, however, if a page is intriguing enough someone will fill out a form. Which is why I suggest as someone is scrolling and they see your page, promote a message button, or a sign up button to allow someone to enter their name, phone and email if interested. Capture leads already! That is what you want your page to do right? Set it up that way. #SellWell

#ThrivinThursday – Ok, if I go to a website and within 30 seconds something doesn’t tell me your available to chat or prompt me to enter a name, phone or email address, I might not stay on it. If I am surfing your website, I’m intentionally there. So wouldn’t your clients be too. I wonder how many leads you miss because you’re not collecting the opportunity to have them opt-in. If you go to close the website does a pop up come along and say “WAIT – click here!”??
Same thing for a fan page on social media, many have “buttons” at the top of the page, is it taking them to a sign up form, again collecting name, phone number and email addresses? If not your missing leads! Bottom line is make it easy for the technology you pay for (or in Facebook’s instance free) to actually gain you leads. In fact, I would have my PERFECT LO application link in the sign up button on the fan page and I would intentionally invite people to my page to fill it out. Makes sense to me, why not utilize that button to the fullest. 🙂
#ThrivingThursday – Social Media pay’s dividends to those that work it right. It is a new art called “social selling”! Some don’t realize that you can use social media backwards. Yes, you can connect with those you know, but more importantly start using to connect with people you don’t. I’ve been teaching my #BLUEPRINT product which is a step by step guide on how to build a Facebook Fan page and learn to leverage it for FREE EXPOSURE! And it works wonders!
I am getting feedback that LO’s are networking with new referral partners as well as gaining more leads FREE on social media. Just saw feedback from another LO doing this and social media has helped him go from 4-7 apps a week, to 4-7 apps a DAY! KILLING IT!!!
For those that don’t know, there is TWO ways to do this, the FREE organic way (which I teach to all in my network) or to use PAID ADS to help you gain more qualified clients. The results are self explanatory, what would you do with another 80-100 leads per month? What I teach is how to generate leads free first, as what this does is prepares your page for a paid advertisement (funnel) to get more results. The purpose is to create leverage and increase click through ratios so more people fill out your (short or long form) and the cost per click becomes less.
Once you see results and are provided analytic’s that show you buyer or seller leads being generated at approximately 3 dollars or less per lead, or VA/FHA leads being generated at 8 dollars or less per lead…. Well bye bye Zillow! Why pay 40-80 dollars per lead when you could be getting them EXCLUSIVELY for yourself at a FRACTION of the cost. WOW is what I have to say! I am changing people’s paychecks and would love to include you. Welcome kit, or maybe you call it your on-boarding package! Every “good or service” has a delivery process, a closing if you will. Some more meaningful than others. Even local grocery stores now try to use “marketing” on receipts for example. A dentist, gives you a small bag of goodies typcially on every visit. What about a mortgage? What about a car delivery? Do you have a marketing kit that the client takes with them for example, a key fob or key ring with your logo? Maybe a discount booklet that gives the new homeowner “discounts” for using them, such as a moving service, or a carpet cleaner, or housekeeping/maid service in the area? Maybe you LO’s network with a grass cutting landscape business in the area and get the new resident a “free cut coupon”. 🙂 The possibilities are endless. But what leave behind would make the most impact? The one they look at everyday, the one on the refrigerator. A magnet! Put together a short or small marketing piece with your logo at the top, and then use it as a magnet to promote all the other services they may need, such as car wash, or a house cleaner, or insurance person, or landscaping to cable service. You could easily network with other ‘sales’ entities in the relative area you serve and create something that makes them think of you for your professional service. #WeekendCalltoAction #SellWell
